Design & Marketing Materials for Your Transactions

  • You will have the option to have a Facebook post created for you to announce new listings or let your followers know you just sold another property.

  • Just Listed & Just Sold postcards can be created and ordered for you to go out to the homes surrounding a recent listing/sale.

  • *Fee to actually purchase the postcards **Dependent on Broker Tools & Systems

  • Additional Marketing services available at $50/hour (i.e. additional posts, more in-depth photo manipulation, property fliers, etc)

Client Communication

We 

  • At each major milestone of the Real Estate journey, we send information to your client (cc'ing you of course!) letting them know where we are at and what to expect.

  • There is a "Just Listed - Thank You" email letting them know their property is live, a link to the property on your MLS, and a copy of the MLS data sheet along with the rest of their Listing paperwork.

  • When an Offer is Accepted, an Accepted Offer Summary sheet is created to outline all the pertinent information for the transaction, along with the Contingency Deadlines and other important information from the Offer.

  • The Accepted Offer Summary sheet is sent to the client, along with all the Offer paperwork, and information on Earnest Money. Sellers will also receive information to prep them for FIRPTA and other closing questions the Title Co will have.

  • At the time of the offer, the Lender or Closing Office is included on correspondence as well.

  • A week prior to Closing, the clients will again receive correspondence letting them know the details of the closing date and location, information on their utility companies and a reminder to start or stop service on a certain date, and a blurb asking them for a review of your services on the platform of yourchoice can be added to that email.

Administrative Functions

  • Order Closing with your preferred Title Co.

  • Reach out to Co-Broke for Title Co/Closing info if not our Listing.

  • Order a sign for your listing through your Office Administrator.

  • Order a Home Warranty for the Listing or the Offer if one is included. *per Offer instructions

  • Order Covenants, Restrictions & Plat Maps from your preferred Title Co.

  • Set up metric tracking emails (i.e. Golden Ruler Seller Report) for your Active Listing (sends Seller info on website views and

  • leads generated on their property).

  • Contact the Condo Association (via contact on the Addendum to RECR) to get all the necessary Condo Docs for your property.

MLS Data Input, Doc Uploads, & ShowingTime Verification for Listings

  • Whether you have a completed MLS Profile Input sheet filled out, or you just want me to create a partial listing using tax records and previous MLS data sheets, I will take care of the majority of your property's input in the MLS (if not all of it).

  • Pick out your favorite photos of the property and send them my way and I will upload in an order that makes sense for you.

  • ShowingTime instruction adaptations for specific properties.

  • Creating Earnest Money Receipt.

  • Uploading RECR, Addendum S, Plat Maps, House Specs, etc to both MLS and ShowingTime platforms.

Transaction Close Out

  • Send a Thank You card to your Buyer clients (can send to Seller clients if you provide a forwarding address).

  • Send you Just Sold social media post and/or Just Sold postcard proofs for property. *postcards dependent on Broker Tools

  • Review the complete file and follow up on anything needed (this is done at time of Offer and One Week Prior to Closing).

  • Update your Google/One Drive folder to reflect the Closing Date and clean it up so you have quick access to full files.

  • Store the ALTA Statements for the current year in a separate folder so you can send to your clients at the end of the year for tax purposes. *We can send via email or snail mail for an additional fee

  • Update MLS with Sold info.

  • Input the property's anniversary into your calendar, repeating annually, with a reminder the week before so you can reach out to your clients and have another yearly touchpoint with them so you stay on the top of their list for future Real Estate needs.

  • Keep a Google Sheets/Microsoft Excel spreadsheet of all your clients for the year (Name, Address, Email, Phone & Closing Date) for your reference.

  • Mark your ZipForms/Form Creator file as Closed
